This position reports to: Facility Manager.

The successful candidate will be responsible for the effective operation, maintenance and repair and equipment calibration of the life and safety, environmental, mechanical and electrical building systems for a portfolio of facilities, including but are not limited to heating, air conditioning, ventilation, plumbing, major refrigeration systems, electrical lighting and distribution, and water treatment.

Building Technician IVs are typically involved in the facilities that are more complex to operate in terms of size and systems and require the specialized licenses and competencies of the Tech IV.

Candidate will be held to compliance with all applicable Operating Procedures, client specifications, codes and legislation.

Perform the scheduled preventive and general maintenance on the mechanical/electrical, HVAC and life safety systems.

Accurately complete all necessary forms and associated documentation.

Document and identify deficiencies and make corrective action recommendations.

Basic supervision of onsite sub-contractors.

Provide excellent customer service to tenants.

Monitor the environmental and protection systems for buildings.

Assist the Maintenance Team Leader in enhancing tenant and customer satisfaction and maintaining positive relations.

Responsible for performing the work in the safest manner possible.

Compliance with all Occupational Health and Safety legislation, guidelines, standards, policies, procedures and practices.

Provide mentorship for more junior Building Technician III roles.

Work overtime as required, rotating on-call schedule.

QUALIFICATIONS:

Must have seven+ years experience as a certified/licensed technician.

Must have knowledge of fire and safety codes and sprinkler systems.

Operational knowledge of computerized control systems for complex fire alarm, environmental, mechanical and electrical systems for large office buildings.

Experience operating buildings associated with client industry would be an asset.

Ability to make effective decisions in emergency situations.

Highly motivated with a strong customer service focus.

Ability to work independently and in a team environment.

Excellent verbal and written communication skills.

Valid driver’s license and access to a vehicle.

Able to obtain criminal background security clearance.

Provincially licensed in one of the following trades:

• Building systems technologist (or similar type of qualification), Class A-Refrigeration, Electrician, Control Technician, Plumber, Master Carpenter, Power Engineer Class IV, Fourth Class Power Engineer (Operator “A”), when provincially required, or equivalent experience.

• Enrolled in an apprenticeship program, in a recognized program leading towards a Professional Facilities designation.

Working knowledge of Microsoft Office, Word and Excel.
